Nobody really asks whether an old house can be heated by a heat pump; any house can, at 55 degrees, with an ugly electricity bill. The real question is whether it can be heated at 35 to 45 degrees, where the running costs behave. That is a fabric question, which is why every honest assessment starts with walls and lofts rather than units and brands.
Interwar and post-war semis (Fulwell, Castletown, Southwick): the easy cases
Sunderland's suburban semis were built with cavities, and those cavities have almost all been filled by now. Top the loft up, upsize two or three radiators, and they settle into an efficient 40 to 45 degree regime with seasonal figures that stand comparison with gas. What kills these projects is not physics but quotes written for an inland average.
Post-war estates and colliery villages (Southwick, Town End Farm, Ryhope, Silksworth): the biggest wins
Compact cavity-built houses with modest demands, cheap to convert, and very often still on storage heating. That combination produces the strongest financial case in the region: electricity use for heating typically falls by half to two-thirds, the £7,500 grant applies since storage heating counts as the outgoing system, and payback on the net cost commonly lands inside two to four winters.
